Hey, I'm Jon Bearson

I’m Jon Bearson, a real estate agent based in St. Petersburg, Florida, focused on clear, human-first guidance for buyers and sellers. I help people understand complex real estate topics—such as VA loans, down payment assistance, pricing strategy, and market timing—so they can make informed decisions without pressure.

Much of my work is in Pinellas County, where real estate decisions often involve more than price alone. Coastal risk, insurance availability, condo regulations, and limited inventory in certain price ranges all shape how people move—or hesitate—here. In this market, uncertainty is often a sign of thoughtful decision-making, not indecision.

My approach is simple: explain the process clearly, protect my clients’ interests, and prioritize long-term outcomes over quick transactions. Whether I’m working with first-time buyers, veterans, retirees, or local homeowners, I believe trust, education, and context matter more than sales tactics.

Human first. Realtor second.

Many sellers hesitate not because of the market, but because they fear making the wrong decision. This explains why regret—not timing—is often what’s really holding sellers back.
